PREPARING YOUR HOME FOR SALE (or just a re-do)

Home staging can possibly give your home a quick sale and high return on your investment. So, to archive this you will need to stage your home. Unless, of course, your area is selling like hot cakes.

But, today’s volatile marketplace is starting to climb down from up high and the prices are getting to somewhat reasonable levels. So now especially, you will want to have your house stand out from the others.

Staging is not only about clearing out clutter and re-arranging furniture, but could also include painting, redecorating and landscaping. The best way to evaluate the big ticket items is to look at your home. Is the kitchen old, worn and un-inviting? How about the bathrooms? Are they old and outdated? These upgrades usually bring a good return on your investment, but plan carefully and use neutral colors.

You can also speak to your realtor, but keep in mind they want to sell your home, so they may not want you to take the time to update. So, ask how much more your house can sell for with the upgrades. Ask others (friends, family and neighbors) also and try to decide on a price for your house. But be flexible and decide what’s important. Do you need to sell quickly or for the right price? Your realtor can help with those decisions, so tell them what you want and expect in the sale of your house.

Avoiding an Inexperienced Paint Contractor

Sunday, September 21st, 2008

Having your house repainted is a big decision and you will likely consider several different painters before deciding which one is the right person for the job. You will have many things to think about when deciding which one to hire and should take note of the qualities of each painter to weed out those who are not at the professional level you are looking for.

There are some definite signs of an inexperienced house painting contractor that you can look for to avoid hiring the wrong person for the job.

When you are first contacting a potential contractor, take note of whether or not they answer your call or if you are sent to voicemail. It is reasonable to assume that the contractor is busy if your call is not answered but then take note of how long it takes the contractor to return your call. If a few days or a week pass before the contractor returns your call, this is a sign of someone who is not at a professional level and who likely doesn

Feng Shui for the Home

Tuesday, August 26th, 2008

The art of Geomancy or more commonly known as Feng Shui in the Chinese community is often debated for its facts. After years of studies, Feng Shui has been proven to have its foundation built on natural sciences and not merely based on Chinese superstitions. Feng Shui, just like the name suggests, means wind and water when translated into English. The art has been practiced since 4,500 years ago with the aim to create a harmonial balance between a home’s occupants and its surroundings.

Today, even the Western world have begun to take notice of this ancient practice, incorporating interior design with the art of Feng Shui. In the simplest form, it is divided into 5 key elements - fire, earth, metal, water and wood. All these basic elements are used to help enhance the general well-being and luck of the occupants. This is the reason why a Feng Shui master is invited to survey the house before the family moves in. The Feng Shui master attempts to bring together the natural order of Heaven, Earth and Man, blending these 3 orders with the owner

Getting Ready For Your Home Renovation

Friday, June 13th, 2008

A home renovation or remodel project may include the exterior of your house, one or more rooms and an addition or two. No matter what the scope, renovating your home is sure to be painful if you aren’t prepared.

Start by defining the scope of the remodel project. Decide what areas of your home that you would like to have renovated. Put together a wish list of what you want included in the project. What you can and cannot do will be, in part, decided by your finances.

Once you have defined the scope of the project the key issues you will want to consider are:

Local laws and permits

The need for neighbor approval.

Financing and budgeting.

Choosing an architect.

Choosing a contractor.

Selecting an interior designer.

Moving out during the construction process.

Packing and cleaning.

When undergoing a renovation project people most often start with an architect. While an architect is absolutely required for a renovation project, you may want to consider starting your due diligence with your interior designer. Chances are they can help you to fine tune how you will use your space, the intended look and feel and ultimately help to make your dream a reality.

More often than not, designers, architects and contractors work together on major renovation projects to ensure a cohesive approach to carrying out the client’s vision.

From a design perspective, since your designer will be the resident expert on the ultimate functionality of the space, having them involved early allows you to have more control over important things we take for granted such as placement of electrical outlets, task lighting and architectural detailing.

Once your renovation plan has been completed and approved by you, you can identify if you will need to purchase new furniture or accessories or re-purpose existing items that you have.

It is important to know that your budget and timeline of a major renovation project will change at least once if not more during construction. Experts recommend that you plan for the budget to increase by twenty-five percent and the time involved by thirty percent.

When your renovation project is complete you will undergo an inspection and be provided with an occupancy permit. Do a final walkthrough of the project with the architect, contractors and designer to make absolutely sure that everything is working as required. Create a punch list of little tasks that are undone and assign someone the task of finishing each task. Make sure that everyone reports back to you or your project manager/renovation coach by a specific time to make sure everything is finished.

Once your project is underway, you may find yourself overwhelmed or stressed out from all of the activity, keep drawing and photos of your finished project easily accessible so that you can remind yourself of the beauty that awaits you.
